Modular and Manufactured Base Pricing

Here you have our base pricing tables where we combine the size and the factory choice to come up with a base price. We use these as starting points in the home pricing process. These are only one of many variables needed to calculate the cost of your home. This is where we factor in such things as sales tax, delivery costs, etc.

We proudly present these prices to you, and you will find this is not universally done by our competitors. We keep our costs down on every level, and our margins lower, and that allows us to have the best pricing in Iowa for each class of home we carry. Shop around, and you'll see that for yourself.

MODULAR BASE PRICING

Adjacent are the base prices for our modular homes. Unlike manufactured homes or "mobile homes" that are built to the federal HUD code and go on a pier foundation, modular homes are built to the state code and need to be set on either a full basement or a crawlspace foundation.

With our modular homes, we carry two different factories representing two different classes of homes. Adventure Homes, is an economy-driven, value-based home with entry-grade components as their standard. Rochester Homes is a higher end grade for modular homes, rivaling and exceeding build quality & componentry for most stick built homes.

Adjacent are the base prices for our manufactured sectionals or "double wide mobile homes". Unlike modular homes, which are built to the state code and need to be set on a full basement or crawlspace foundation, manufactured homes are built to the HUD code and go on a pier foundation.

With our manufactured homes, we carry two different factories representing two different classes of homes. *We include freight in our base price to get the home from the factories in Indiana and Minnesota to the Des Moines, Iowa area. Use the freight calculator below to determine additional freight.

ROUGH SET OPTION

Now that you have seen our base prices, you should also know about our rough set option. It originated from our genuine interest in saving people money. One way we accomplished this is by giving you the option to do on-site finish work yourself. After receiving positive feedback with many prospective customers on this concept, we are now offering this option to everyone. Check out the table to see your projected savings according to home size. Also, below you can find a detailed list of finish work you would have to do.

Sunrise 

Will complete the following to ensure the home is secure & weathertight:

  • Delivery of home to site. (See freight adjustment below.)
  • Set home on foundation & secure to sill plate (crane or roll-on fees included).
  • Install center line jackposts and bolt center beams as needed.
  • Complete all shingling - including the roof cap.
  • Install gable end "triangle" walls and house wrap.

Customer 

Completes the following on-site finish work that includes but is not limited to:

  • Install siding, fascia, and soffit on gable ends of home.
  • Install bottom row of siding on front and rear "eave" sides.
  • Install exterior lights as needed.
  • Drywall work, including crack repairs and closing up center walls.
  • Prime & paint as needed.
  • Install all interior doors that are on center wall.
  • Adjust exterior doors as needed.
  • Finish floor covering installation as needed.
  • Handle all other work to complete the home.
  • Build basement stairs (material not included)
 

* All materials needed to complete the above items will be supplied at no additional charge.

*** All homes sold outside of Iowa will only be available as a "Rough Set" home. Sunrise offers its homes to be delivered to all states surrounding Iowa: Minnesota, Wisconsin, Illinois, Missouri, and South Dakota!
